How would you assess growth in the UAE real estate sector?

The construction sector is at the core of the global economy. As an industry, construction accounts directly for 6 per cent of global GDP. The UAE currently has one of the most rapidly growing economies and is among the largest GDPs and energy consumption per capita in the world.

One of the major sources of the UAE’s non-oil revenues is the construction and real estate sector. Investment and business- friendly federal laws are key catalysts to this growth. Dubai alone witnessed major expansion in these sectors, making it a hub for some of the world’s biggest construction companies and developers. The real estate sector is undoubtedly a significant pillar of the economy and a primary source of diversification in the UAE.

The UAE’s 2017 Annual Economic Report shows the real estate sector contributed to 10.3 per cent of GDP, in comparison with 16.7 per cent for the oil and natural gas sector. The construction industry is expected to contribute up to 11.5 per cent of the UAE’s GDP in 2021.

Do you think digitisation and smart government initiatives will further strengthen the UAE property sector?

The UAE Smart Government Initiative was launched by His Highness Shaikh Mohammad Bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai. Explaining the purpose of smart government, Shaikh Mohammad said the aim is “to enhance the leading position assumed by the UAE in the field of e-development and to keep pace with best international practices in this domain”.

The roadmap’s next target is Smart Living, which holds huge potential for the construction and real estate development industry. The government has recognised the role of real estate developers and construction companies is crucial in delivering smart city projects.

Digital technology has begun to emerge in the engineering and construction industry. Building information modelling and other forms of virtual reality, 3D printing and cloud technology are helping drive costs down and increase productivity at construction sites around the world and the UAE is no exception.

Many experts have pointed out that the concept of sustainability should be integrated in all of the UAE’s community developments. Do you agree?

Sustainability has become increasingly important in the UAE in the last few years. Dubai is campaigning on becoming one of the most sustainable cities in the world, with sustainability being one of the core themes of the EXPO 2020 plans.

With the rapid development and change in the UAE, sustainability is more important than ever. Green building, sustainable construction and sustainable building is not merely about doing less harm to the environment than traditional construction. Instead, it is about optimising resources and being environmentally, socially and financially responsive throughout the entire building life cycle i.e. design, construction, operation, management, renovation and deconstruction.

I do strongly agree that sustainability should be implemented and integrated in all of the UAEs community development. His Highness Shaikh Mohammad has encouraged creating a health-friendly and sustainable environmental development, which is about achieving a balance between economic development and environmental protection.
