From Sharjah Corniche to Al Majaz Water Front check out Sharjah neighbourhoods where rents have fallen

With rents still dropping , Sharjah remains a favourite place to be for expats looking for affordable – and spacious - housing. The work-from-home culture resulting from the COVID-19 safety guidelines has also increased demand for larger units, and equipped with better amenities. All at rentals that tenants can feel comfortable with, according to Asteco’s second quarter report 2020. Sharjah Corniche: Since the beginning of the year, rents recorded a drop of at 5 per cent for apartments in that area.

Next up is Al Nahda: With a 7 per cent drop in rents this year against 2019 dips, this is one of the most popular areas for renting larger units. The reason behind its popularity is its location, right next to the Dubai border. Even more so now, this area appeals to residents who commute to Dubai for work, as this tends to cut down the time spent on the road dramatically. The most notable declines have been for high-end apartments.

The Al Majaz area is popular for upscale housing as they are close to several attractions including the beach, Qanat Al Qasba and the Sharjah Water Front. This cluster saw a drop of more than 9 per cent in 2020 as compared to 2019.

Al Qasimia: Named after the royal family that has ruled Sharjah since 1600 AD, Al Qasimia is one of the most popular areas for expats due its proximity to malls, supermarkets, schools, and medical centres. Rents have dropped here by at least 3 per cent from January to June 2020.

Al Khan (Al Mamzar): Famous as one of the prime waterfront areas in Sharjah, it is also one of the most established communities and witnessed a rental dip of 12 per cent for apartments since last year. Expats can choose from mid- to luxury apartments in various sizes.

Alwahda: Sharjah has a huge selection of properties available for lease. The most popular version are the one-bedroom apartments in Al Majaz, one of the several communities in Sharjah. The affordability is also giving more choices to residents as many of them are upgrading to bigger or luxurious unis in new buildings at better locations and with improved facilities

Al Butina: An apartment-only community in Sharjah, affordability and convenience make it popular among bachelors and families. Average rents are around Dh13,000 for a studio, and Dh24,000 for a one-bedroom. Some two-bedroom apartments are available for around Dh23,000.

Al Yarmook: A relatively small community, this is regarded as the cheapest area in Sharjah to lease and is close to Mega Mall. The rents have dropped by at least 9 per cent since last year.

Rolla: Located to the east of Khalid Lake, the Area is a small yet prominent community. Rolla is part of the Al Ghuwair development, the neighbourhood between the communities of Al Shuwaihean and Al Musalla. Average rents hover around Dh12,000 for studio, Dh16,000 for one-bedroom, and Dh25,000 for a two-bedroom apartment.

Abu Shagara: The “melting pot” of Sharjah is nestled between King Faisal Street and Al Wahda Street, and is a preferred choice residence for families. The community offers a wholesome experience to residents by keeping them close to hotels, business zones, parks, fast food outlets and more. The average drop for apartment leases this year is 11 per cent.
