Landmark initiative: Realty value at a click

A new website has been launched to help investors in the property market get the best deals.

Landmark Properties have developed a calculator for home buyers and investors, which gives information on mortgage payments, buy to let, property values and rent to buy.

Clearer picture

The firm said it has used industry standard formulas to calculate the results, which will help both staff and customer in the housing market get a clearer picture of what to expect.

Charles Neil, Chief Financial Officer for Landmark Properties, said: “This tool will help our consultants and their clients to work out if it is worth investing, renting or buying property over whatever time period they wish.''

The benefits

Initially only the mortgage and property value calculator will be available to the public via the company's website.

This is because the other two elements require more market know-how to make sure the right figures are entered so that the correct result appears. Neil said: “People will have to sit down or contact our advisers to use the buy to let and rent to buy calculators, but eventually we will open it up to the public.''

How it works

The mortgage calculator calculates the estimated monthly instalments based on the value of the property, the down payment to be made by the buyer, the length of mortgage and the percentage of profit expected.

The property value section allows buyers to find out the value of the residential unit they are interested in. Calculations are made based on affordable monthly instalments, down payment, tenure and the level of profit.

The rent to buy and buy to let calculators both require specific data and can be used with the help of a Landmark property adviser. Rent to buy helps customers understand the financial viability of the properties they want to buy.

The buy to let informs clients on the yields they can expect on renting out.
