The popular Al Majaz Waterfront is located in the heart of the Emirate of Sharjah and comprises a 231,000 square feet area that overlooks the Khalid Lagoon. Good value for money for residents looking to save on rent in water- front neighborhood. In this district, a two-bedroom apartment typically rented for Dh31,000per annum. Three-bedroom apartments are renting from Dh46,000.

AL KHAN: Al Khan is one of the prime waterfront communities in Sharjah. There is the Al Khan Bay or Al Khan Lagoon which is a key part of the neighbourhood. Within the emirate of Sharjah, the community of Al Khan is considered one of the most popular places to rent and buy apartments. Average rents here hover around Dh24,000 and Dh25,000 for a one-bedroom unit. Some units come with free parking as well. Asking price for two bed room with two bathrooms in a brand new building is between Dh34, 000 to Dh35, 000. So take your pick.

Al QASSIMIYA: Al Qassimiya is close to King Faisal road, Abdul Aziz road and Al Estiqlal road. The asking rent for a building in this area is Dh24,000 for a spacious two bedroom unit. The apartment comes with a large hall, two bathrooms, central air conditioning, gas and a balcony. The rent for a three-bedroom unit with free chiller is Dh38,000 per annum. A slight rise from 2020.

Al NAHDA: Al Nahda, Sharjah is an extension of Al Nahda area in Dubai. It lies between Sharjah and Dubai. Many people who work in Dubai prefer staying in Al Nahda Sharjah as it is cheaper than what it is in the Dubai side. Average rents here for a one-bedroom is available for around Dh23,000 while a two-bedroom apartment is around Dh34,000. A slight rise from 2020.

Al WAHDA: Al Wahda Street in Sharjah is a residential and commercial area consisting of famous retail stores, malls and supermarkets, all of which are within walking distances. Al Wahda Street's residential area lies on the Al Majaz side where it is close to landmarks such as City Centre Sharjah, Star Cineplex, Al Noor Mosque and Al Majaz Waterfront. Al Taawun, Al Nahda, Sharjah's industrial areas and Abu Shagara are all easily reachable from the residential area of Al Wahda Street. Average rents here hover around Dh 19,000 for one-bedroom, Dh 28,000 for a two-bedroom apartment.

CORNICHE AL BUHAIRA: Corniche Al Buhaira is a narrow strip of land around Khalid Lake featuring residential complexes, resorts, parks, supermarkets and restaurants. It is surrounded by some well-known landmarks including Al Majaz Waterfront. This is regarded as the more expensive area of Sharjah. But if you scout around, you can find average rents here are around Dh42,000 for a two-bedroom apartment and around Dh30,000 for a one-bedroom apartment.

AL YARMOOK AREA: Al Yarmook is a small community in Sharjah. This is regarded as the cheapest area in Sharjah to lease and is close to Mega Mal,l which is one of the most popular malls in Sharjah. Al Yarmook is regarded as one of the cheapest places to rent in Sharjah. Rent for a one-bedroom apartment here is as low as Dh15,000 per annum and Dh 33,000 for a three-bedroom apartment.

Relocations from Sharjah to Dubai are expected to slow down due to rising rental rates in Dubai and the relative affordability in Sharjah. The Emirates of Sharjah and Ras Al Khaimah are expected to see significant additional supply in 2022 across various master plan communities, in terms of handovers of ‘completed projects’ and expected new project launches.
