New address on the Palm

Despite talk of oversupply, Palm Jumeirah's latest apartments come online.

A waterfront development at the tip of the Trunk, Marina Residences comprises six residential towers in classic and contemporary styles, each with three-bedroom apartments and five-bedroom penthouses as well as waterfront townhouses between these towers.

Aimed at the family market, most apartments have sea views while the remainder have overlook the development's communal gardens, 25-metre swimming pools, children's play pools and health clubs.

"Some of the apartments are 4,200ft², they're more like villas," says Marwan Al Qamzi, group managing director of Nakheel Developments. "They're ideal for families as Marina Residences is a sub-community of the Palm Jumeirah community." Retail outlets, however, will not feature at Marina Residences, which is located adjacent to what was originally planned to be the Village Centre. At present, the proposed mall is a vacant site and Nakheel is considering its options for the area.

Al Qamzi says talks are under way with the adjacent Oceana Hotel and Spa development to establish a linking walkway, providing residents with access to its cafes and restaurants. With no beachfront, the two main drawcards of Marina Residences are its views of the fronds and Atlantis and its close proximity to Anchor Marina, with residents having preferential access to berths. According to Nakheel, nearly all the units have been sold or booked, the majority between 2004 and 2006.

The five-bedroom penthouses, which feature bookmatched Italian marble floors, internal elevators and rooftop terraces, fetched about Dh17 million, three-bed apartments Dh8 million and two-bedroom townhouses Dh5 million.

At handover, Nakheel will provide a ‘one-stop-shop' for residents where they can arrange their Dewa, du and Palm District Cooling accounts. Nakheel plans to provide similar services at the delivery of other upcoming developments.
