New Dubailand community enters the market as residents seek greener neighbourhoods
Dubai: HRE Development has launched Sakura Gardens, a low-rise residential community in Falcon City of Wonders, positioning it for buyers and tenants moving away from dense tower districts and toward quieter, green neighbourhoods in Dubailand.
The market has seen sustained interest in suburban, nature-focused masterplans as residents seek more space and stronger community layouts. Sakura Gardens enters that shift with a mix of apartments and townhomes designed around courtyards, shaded walkways and a central park.
Wissam Breidy, CEO of HRE Development spoke to Gulf News at the launch event. “We feel that we are running too much. Sakura Garden is a place where we want people to feel more relaxed,” he said. “We want them to feel that when they are coming to this community, they do not need to use their car again and go outside. They have everything here. That is why it was inspired by Japanese culture. It is a philosophy by itself, inviting people to slow down, and it came from the slogan ‘where peace is luxury.’”
The project spans 49,000 sqm of land and 127,500 sqm of built-up area, offering studio to three-bedroom units and townhomes. HRE Development expects demand to come from families and professionals priced out of core districts or seeking higher rental yields and future capital appreciation as Dubailand expands.
“We consider ourselves big in our projects, but we still see ourselves as a boutique developer,” Breidy said. “We put all our effort and our heart into each project, like we did with Skyhills and now Sakura. This is the first project for us as a community, so we try to take everything from everyone and put it into this project.”
That is why, Breidy said, it is a fully car-free community, where people take their cars underground. “Imagine a developer doing underground parking for the full plot,” he added. “Usually they do not do that, so cars end up moving inside the community. Here, it is car-free. Fifty per cent of the land is landscaping, space, and breathing room, calling everyone to slow down and breathe.”

The community is structured around six development pillars covering wellness, active living, social spaces, leisure amenities, nature-based design and sustainable building features. The framework underpins the project’s positioning within Dubai’s broader push for diversified housing options outside high-rise zones.
