Reports point to a surge in real-estate investment from multiple nationalities

Dubai: Dubai’s population surged by 17,669 in just one month, according to new real-time data from the emirate’s Population Clock, one of the fastest growth trajectories in the city’s history.
Figures monitored by Emarat Al Youm through the Dubai Data and Statistics Establishment show that the emirate’s population reached 4,044,273 residents as of midday Thursday, November 13, 2025, up from 4,026,604 recorded on October 13.
The growth is even more striking over a longer period: Dubai added 208,030 new residents in 12 months, rising from 3,836,243 on November 13, 2024 to more than 4.04 million this week. The pace is said to represent the highest annual expansion ever recorded in the city’s demographic indicators.
Earlier Population Clock metrics showed that Dubai gained 176,683 residents in the first 10 months of 2025 alone, pushing the population past 3.96 million in the first quarter, an average daily increase of 567 people.
Dubai ended 2024 with a 5.5 per cent population increase, adding 208,600 new residents to reach roughly 3.86 million, up from 3.66 million at the end of 2023.
International reports released in recent months point to a surge in real-estate investment from multiple nationalities, alongside a growing influx of entrepreneurs, skilled professionals and high-net-worth individuals choosing to relocate to Dubai.
The reports attribute the trend to the emirate’s favorable investment climate, strong infrastructure, high safety standards, and the increasing ease of establishing and operating businesses across key sectors.
Data from the Dubai Data and Statistics Establishment shows that at the end of 2024, men accounted for roughly 69 per cent of the population, about 2.7 million residents, reflecting the labour-market structure of a rapidly expanding economy. Women accounted for 1.2 million residents.
The establishment calculates daily and monthly population changes based on the number of individuals residing permanently within Dubai’s geographic boundaries, both Emiratis and non-Emiratis.
