Abu Dhabi urges residents to comply with occupancy rules and register rental properties
Dubai: The Department of Municipalities and Transport (DMT) has introduced a new awareness campaign titled ‘Your Home, Your Responsibility’ to address the issue of overcrowding in residential properties. The campaign aims to ensure that property owners, investors, and tenants comply with occupancy regulations in Abu Dhabi. According to DMT, the initiative seeks to tackle over-occupancy in local communities.
The campaign places a strong focus on raising tenant awareness, emphasising their responsibility to prevent breaches of property occupancy rules. This includes refraining from renting units through undisclosed contracts and ensuring that rental properties are registered in the Tawtheeq system. Additionally, tenants must ensure that all vehicles are correctly registered within their designated Mawaqif parking zone.
The campaign highlights the importance of:
Complying with the Law on Regulation of Occupancy of Properties and Residential Units.
Ensuring rental properties are registered under the Tawtheeq system.
Avoiding unauthorised subletting to safeguard tenant rights.
As part of the campaign, DMT has intensified on-site inspections to identify and address overcrowded properties. Those found in violation may face:
Fines ranging from Dh5,000 to Dh500,000 for non-compliance.
Repeat offenders may incur fines of up to Dh1 million.
Suspension of Tawtheeq contracts and accounts for landlords and investors.
Non-registered vehicles parked in residential Mawaqif zones may also be impounded.
Tenants are advised to:
Avoid renting properties through unauthorised subleases.
Verify that their property is registered under the Tawtheeq system.
Ensure their vehicles are correctly registered within their designated Mawaqif zone.
Meanwhile, landlords and property management companies are encouraged to provide suitable housing for lower-income residents in approved accommodations to ensure compliance with the regulations.
By promoting awareness and enforcing these measures, the DMT aims to enhance living conditions and protect tenant rights across Abu Dhabi.
