Dubai: Want to sell your property but without having to deal much with estate agents? And possibly save a bit on commissions?

Now, a UAE based property portal Skyloov has introduced a new feature where property owners can directly list what they want to sell. Or rent out. And cutting out dealings with brokers.

“We’re responding to one of the most common frustrations in the UAE property market - homeowners feeling overwhelmed by unsolicited outreach the moment they express interest in listing their home,” said Dr. Abdulaziz Albwardi, Chairman of Skyloov.

“With our platform, they remain in control every step of the way, free from noise, connected only to vetted professionals.”

Once the listing is done on the app or portal, it gets vetted for ‘accuracy and then matched exclusively with licensed, verified real estate agencies registered with Skyloov’.

The intent is to ensure a ‘controlled, transparent, and professional experience from start to finish’.

Brokerage commissions in the secondary market are usually pegged at 2% of the property sale value. When it comes to luxury home transactions, that often goes up to 4%-5%, according to a consultant.

According to Skyloov, ‘nearly 70%’ of UAE homeowners report receiving unsolicited calls after advertising their property online.

In the past too, there have been attempts at insulating property buyers and sellers being flooded with emails and calls offering help. The UAE authorities have taken an extremely dim view of such unwanted calls.

'Getting 2-3 calls a day'

Such has been Dubai's offplan boom that some residents are fielding multiple cold calling efforts from sales agents on one or the other project going on sale.

Now, with ready home sales too picking up significantly, such efforts to reach out to potential investors are getting ever more intense.

"Even though there is no guarantee that any leads are received from such random calls, people still do it," said an industry source. "All they need are all those details of people and their numbers.

"In the real world, all that a well-connected broker needs to sell a property is make just a few calls to the genuine buyer-prospects."
