20 developers are offering exclusive discounts at Gulf News exhibition
Dubai: Picture owning your own home in India and that too, with prices starting from just Dh230,000 (53 lakh Indian rupees). At the UAE-India Property Show, organised by Gulf News at the Millennium Plaza Downtown Hotel on Sheikh Zayed Road, the dream of owning a home is closer than ever.
Upto 10% appreciation
Making a stylish entry, Raymond Realty, part of the century-old fashion powerhouse, showcased its expanding residential portfolio in Mumbai, with a focus on the booming areas of Thane and Bandra East.
With six projects including 10X Habitat, The Address by GS, and Invictus, the developer is targeting NRIs with its special 20-20-20-40 bullet payment plan. The projects are strategically positioned in locations witnessing rapid infrastructure growth, which are fuelling real estate appreciation.
“We estimate an 8-10 per cent annual appreciation in property value even before project is being delivered,” John Wesley, Cluster Sales Head – Alternate Channels at Raymond Realty, said.
Its residential units range from 2 BHK to 7 BHK duplexes, including unique 4.5 BHKs (four bedrooms and a study/office). Prices start from 1.6 crore rupees and go up to 9 crore rupees.

1 crore become 10
Bengaluru-based Nambiar Builders drew attention with the newly launched Phase 2 of its Nambiar Ellegenza and District 25 projects, as well as the Bellezea community. Phase 2 of Elleganza, featuring 260 villas, starts at 5.7 crore rupees.
“With metro connectivity developing on both sides, it's perfectly positioned for growth,” said Viraj Shetty, Senior Manager – Sales, Nambiar Builders.
He highlighted the skyrocketing appreciation of Bellezea since its launch nearly a decade ago.
“We were quoting around 1 crore rupees for a 3,000 sqft land parcel with a built-up area of 3,600 sqft. Now, if you resell that property, it would fetch a minimum of 10 crore rupees.”
Meanwhile, District 25, an expansive apartment project, comes at 1.6 crore rupees for a 2 BHK unit and goes up to 3.9 crore rupees for 4 BHK apartments.
Apartment for 53 lakh rupees
Sattva Group, with a legacy spanning over three decades, has 20 ongoing projects and has completed about 120, said Vijay Kumar, Assistant General Manager, Sattva Group.
The developer, known for both commercial and residential ventures, is active in Bangalore, Hyderabad, Chennai, Goa, Pune, Kolkata, and now entering Mumbai. Sattva offers a diverse portfolio including luxury apartments, row houses, plotted developments, and high-end penthouses.
Prices range from 50 lakh rupees for plotted developments to 8 crore rupees for luxury penthouses. Mid-range apartments under the Ashraya project start upwards of 53 lakh rupees for two- and three bedroom units. The project is located in Bidadi along the Bengaluru-Mysuru Expressway.
Newly launched projects are strategically located near Bangalore airport, catering to both domestic and NRI buyers. “We have good number of bookings from NRIs, especially from Dubai and the region,” Kumar underlined.
