ServiceMarket, Dubai’s most popular platform for home services ranging from cleaning, moving to pet grooming, recently conducted detailed research on the moving trends in Dubai, comparing the move-in requests of 2022 with those of 2021, during the first quarter i.e. January-March. The study aims to analyze the year on year moving trend to see what the most popular areas are in Dubai amongst the residents of this city.
The top 10 Dubai residential areas
The top 10 favorite destinations for moving within Dubai over the past quarter have come out as follows:
The top 10 areas in Dubai where residents are moving to comprise of more than half of the total move-in requests. It can be noted that with each passing year, more and more people are moving towards the newer areas, away from the areas in old Dubai. In the recent years, we have seen a rising demand for villas and townhouses in Dubai as people want to move into spacious villas from the more confined apartment lifestyle.
A surprising contender in the top 5 most popular areas this year around was the Jumeirah Village Circle and Jumeirah Village Triangle. The area seems to have garnered a lot of popularity among Dubai residents lately. There are several reasons for its recent popularity.
Why is Jumeirah Village Circle (JVC) so popular amongst Dubai residents?
With easy access to the Sheikh Zayed Road and amenities including parks, gyms, and schools, it is an ideal place to move to. The area is in close proximity to Downtown Dubai, JBR and Palm Jumeirah, around 20 minutes away by car from all these major places.
Moreover, JVC includes both high rise buildings and spacious villas and townhouses at affordable rates. Rent for apartments in JVC start from Dh26,000 for a studio, Dh32,000 for a one-bedroom and around Dh55,000 for a two-bedroom apartment. If one needs to rent out a bigger space, the option of villas and townhouses is also available with prices starting from Dh120,000 only.
The end of the pandemic, return to busy city centers!
During the pandemic we saw a major shift towards Dubai South. With most people working remotely from home, it seemed like a good option given the wide variety of choices of spacious villas and townhouses at reasonable prices as opposed to the high-rise apartment buildings.
As we are almost out of the pandemic and most workplaces have reverted to work from office, the issue of daily commute has arisen again. Be it schools or offices, everything is operating in full swing now. As a result, we have seen that since 2021, many residents are moving towards areas near the city center. A major factor for the move-in requests towards these areas is for easier commute to and from work and/or schools.
Dubailand still at the top
However, despite all this Dubailand is again the top contender this year. Dubailand has gained a lot of popularity in the recent years. With so many societies in the area, people have numerous options in different price bands. Therefore, affordability is a great factor in Dubailand coming out on top.
A lot of societies in Dubailand offer spacious villas and townhouses at different price points making them accessible to expats as well. Dubailand is a large area with a lot of residential buildings and villas still unoccupied. With excess supply, prices are likely to remain competitive for a few more years. Therefore, we can still expect it to remain popular in the upcoming years as well.
