A large-scale hospitality project has been announced: Pontus Rotana Resort & Spa – Gonio, located on Georgia’s Black Sea coast, on the first line just 50 meters from the sea. This development represents a well-structured collaboration between Pontus Gonio LLC and UAE-based hotel management group Rotana, and promises to become one of the most significant projects in the regional hospitality market.
In 2025, the project received recognition from the prestigious Luxury Lifestyle Awards, winning in the category of Best Luxury Resort Development, highlighting its exceptional quality and investment appeal. This also reflects Pontus Gonio LLC’s strategy to expand its portfolio of large-scale projects, strengthening Georgia’s position as a sought-after tourism destination.
Pontus Rotana Resort & Spa, Gonio is set to become one of the most technically advanced and service-focused hospitality developments in the region. From its inception, the project has been envisioned as an investment-driven hospitality product, offering international investors the opportunity to acquire hotel rooms in a property operated directly by Rotana. This combines secure ownership with passive income backed by a globally recognized hotel operator.
The hotel building will rise 28 stories, housing 546 luxury rooms, diverse dining concepts, an entire spa and wellness floor, conference facilities, and direct beach access. A defining feature is that this will be the first Rotana in the world to integrate a casino within the complex. Guests will be served by seven passenger elevators, with separate lifts dedicated to staff, casino, and service needs. Key wellness and leisure highlights include a hammam, sauna, massage rooms, fitness facilities, and indoor and outdoor pool terraces. A rooftop bar will offer panoramic views of the sea and mountains, and a dedicated children’s area will provide family-friendly amenities. The ground floor will feature the main lobby, wine and lobby bar, restaurant, and conference spaces.
The project is also designed with enhanced seismic safety, advanced fire protection systems, and professional sound insulation. Its grounds will include landscaped areas with decorative fountains, public zones, and a terraced descent to the shoreline, all fully accessible for people with disabilities.
By combining a meticulously planned hospitality product with a strong brand operator, Pontus Gonio LLC is introducing a different approach to investors — one that prioritizes transparency, long-term trust, and community engagement. It is the only company in Georgia that, every year on September 6, the official anniversary of the project’s launch, invites all its investors to Georgia for a three-day event featuring presentations, site tours, and evening receptions.
