Dubai: Flat owners residing at Jumeirah Beach Residence (JBR) say they have been warned by JBR property managers to buy new vehicle passes or be fined and denied entry to private car parks.

The directive comes after a long string of complaints logged over several years by JBR residents regarding parking facilities at the beachfront towers complex.

When Valerie Nemet bought her flat five years ago, she fully expected to pay maintenance fees as par for the course when owning a new apartment.

But the Dubai business owner said the Dh50 sticker charge should be included in the Dh16,000 in property maintenance fees she shells out every year.

"Why are they making more money off residents here," Nemet told Gulf News. "What are we going to be charged next?"

Nemet said she and other residents have complained to Taziz Facility Management but have received no official reply.

Taziz Facility Management could not be reached by Gulf News for comment.

Nemet said she welcomes more uniformed control of parking but questioned the Dh50 price of each parking sticker.

The Dh7.3 billion JBR complex contains 36 towers, comprising roughly 7,500 units of varying sizes.

At Dh50 for each unit, that could work out to Dh375,000 in income for Taziz, Nemet said.

Nemet's argument is that stickers in such a large production run would cost only Dh3 to Dh5 to produce and wondered where the extra money earned from the tickets would be earmarked.

Directive welcomed

Other residents writing on the online JBR community bulletin board welcomed the new crackdown on cars without stickers.

One resident wrote, "Recently, my allocated parking space had been occupied by people who obviously aren't residents. I pay for my parking space and access card. I have contacted security but they don't seem to do anything about making the place exclusive for residents."

Another JBR resident wrote that people will still find their way into the car park without the stickers.

"Parking is a huge problem in JBR and the surrounding area. One of the main problems being that not all residents use their remote for access control. Once one resident screams at the security guard to let him in and makes up an excuse, the poor guard who gets Dh1,000 a month, will let them in fear of being fired," he said.
