Dubai: Developers with upcoming residential projects at Dubai Health Care City (DHCC) sure are taking the health aspect to heart. Swiss Property Development has just announced a two-building project with the stated intent of creating an “active design” environment, with lots of green around as well as multiple options to work up a sweat. And to cool off.

Earlier, another developer, MAG, created a special division to offer projects that place a great deal of attention on wellness, including the type of material used in home interiors, the lighting, and even right down to the temperature of the water spewing out of the tap/shower. And one of the first projects, where it will offer proof-of-concept, will be in DHCC.

In fact, the master-development is definitely taking in a lot of interest from private developers, who want to explore options within the heart of the city. Swiss Property definitely saw opportunities there. Not just that, it even managed to get into a 50:50 venture with DHCC for its project.

“We chose the particular location — within Phase 2 of DHCC master-development — because of its proximity to the Creek, and with Downtown on the right, Dubai Creek Harbour on the left and the Flamingo Reserve on the opposite side,” said Karim Adi, CEO of Swiss Property. “La Reserve Residences will have around 390,000 square feet of gross floor area on land of 225,000 square feet.

“We wanted to develop a concept around healthy living and wellness and when we shared it with DHCC, they decided to come on board as a partner.”

The developer, as per the current plans, will start sales of the apartments — from one-beds to four-bed penthouses — in September. Adi said it was important to launch construction before getting into the sales and marketing mode. Prices have not been decided, but indications are that it could be in the range of Dh1,400 a square foot to Dh1,900/Dh1,900.

The unit sizes will vary from 850 square feet to 3,500/3,800 square feet. The project — expected to cost in the range of Dh500 million — is looking to a second quarter 2019 completion.

“We believe the property and the surroundings will appeal to families and young professionals alike,” said Adi. “There’s always demand for projects that can promise access to a lot of green. They don’t all want to live in high-rises forever — some time or the other they will start missing the greenery and the birds.”
