DUBAI Service fee defaulters in Emirates Living will not be given vehicle permits to enter communities, according to developer Emaar.

Last week Emaar began installing closed circuit television cameras (CCTV) and automated access systems to monitor vehicles entering the communities, including The Lakes, Springs, Meadows and Emirates Hills.

As residents went to get their vehicle registration forms at the security gates in the community entrances, residents were in for a surprise as Emaar put a condition asking landlords to clear their service fees before applying for their acccess cards to enter communities.

New rule

Tenants living in Emirates Living, however, are upset with the developer.

“Emaar’s new rule means tenants living in houses where their owners have defaulted on service fee payments will face the penalty as well. It is unfair, but unfortunately nothing can be done except to force the landlord to settle his service fees. My previous landlord regularly defaulted on service fee payments and we faced the brunt. I became so frustrated that I decided to move out of the villa,” said Rati Mehra, a tenant of a five-bedroom villa in Meadows.

Another Emirates Living tenant said: “My landlord regularly defaults on his service fees. The last time when he did not pay, our garbage bag stopped being collected by the waste management company. After several calls to Emaar, the landlord finally paid his fees and our garbage was cleared. I hope this time around our landlord pays his fees so we get our access cards like other residents. If it is going to be another battle, I am planning to move out of the house,” the frustrated Lakes resident who wished to remain anonymous told XPRESS.

Meanwhile, residents are required to submit their Emirates ID or passport copy to Emaar’s security offices in order to register their cars.

Homeowners have to submit a copy of their title deed and tenants their tenancy contract copy to get vehicle permits. Residents will be charged Dh200 to Dh300 for each permit. Access permits will be according to the number of car ports in villas.
