Farrukh Bagasra, Founder, Pearlshire elaborates on the real estate brand's role
Farrukh Bagasra (FB): With roots in hospitality, I learned that while design can initially impress, the lasting impact of a space lies in the emotions it stirs. That insight became the foundation for Pearlshire. We envisioned a residential experience shaped by the same principles that define exceptional hospitality — attentiveness, flow, and emotional resonance. Homes, we believed, should not merely be lived in; they should feel intuitive, comforting, and deeply personal. Over time, this ethos matured into our defining philosophy: experience-driven living. It is no longer just an idea — it is the discipline embedded into every layout, finish, and interaction we create.
FB: Working across hospitality and asset management in the U.S. gave me a deep respect for operational discipline and user-centric design. In the U.S., real estate is judged not just by how it looks on Day 1 — but how it performs year after year. We brought that same mindset to the UAE: focus on lifecycle, functionality, and the unseen details that elevate everyday living. It’s not about how grand a building looks at launch — it’s about how gracefully it lives over time.
FB: Experience-driven living means designing for feeling, not just function. It shows up in small, thoughtful ways — a double-height lobby that welcomes like a hotel, wellness zones that restore, or spaces that flow naturally from public to private. As cities become denser, emotional well-being is becoming non-negotiable. People want homes that support balance, calm, and connection. That’s why we treat every project not just as a structure, but as a sensory and emotional journey.
FB: Guest-first design doesn’t just create emotional connection — it creates repeat value. Homes that people love to live in are easier to rent, easier to sell, and more likely to be referred to. We’ve seen this in hospitality for years. In real estate, it’s the same: thoughtful experiences translate into long-term trust, and trust into long-term performance.
FB: Bond Enclave is not about excess — it’s about intentionality. Every design decision was made to serve how people actually live: spa-inspired bathrooms for unwinding, shaded play zones for families, and a flow that invites calm. We didn’t chase trends — we listened to how people want to feel in their homes. That emotional lens, borrowed from our hospitality roots, is what gives the project its quiet distinctiveness.
FB: We believe that emotion and economics aren’t opposites — they’re interconnected. Thoughtful design reduces churn, builds community, and increases long-term value. Our hospitality background taught us to optimise every square foot without compromising feeling. We build with empathy, but we plan with precision.
FB: We don’t compete on height or flash. We believe restraint is a luxury. Our focus is on spatial intelligence — homes that breathe, flow, and feel grounded. In a market full of noise, we offer quiet confidence. That’s not minimalism — it’s purpose, and it reflects the way real people want to live.
FB: Build with empathy. This industry isn’t just about buildings — it’s about lives, routines, and memories. If you design with people at the centre, everything else — from value to vision — will follow.
