Six years ago I rented out my building in Dubai to a real estate office. The tenancy contract expires in March. The real estate office is now asking me to renew the tenancy contract on the same conditions as the previous one. I agreed to renew the contract, but for one year only. They are rejecting this and insist that the contract must be renewed for six years as this is what is applicable under the Dubai Rental Law. Am I required to sign a tenancy contract for a period of six years? The real estate office is going to file a rental complaint if I refuse to sign.

 

In case the real estate office files a case demanding that the tenancy contract be renewed for six years as per the previous agreemennt, the judicial rental centre may pass a judgement allowing the renewing of the tenancy contract for only one year. All others clauses in the previous contract will remain the same.

 

Terminated services

I worked for a company in Dubai for more than three years. My company is now having problems paying salary on time. I have not received my salary for more than two months. Last month, the company terminated my services because I worked with another company during my annual leave. Does the company have the right to terminate my services for that reason? My contract is for a limited period and is going to expire in October.

 

Clause No 88 of Federal Law No 8 of 1980 states that no worker shall work for another employer while on annual leave or sick leave within the meaning of this chapter. Where his employer establishes that he has done so, He may terminate the worker’s services without notice and deprive him of the remuneration in respect of the period of the leave.
