Q I'm moving to Dubai for work and looking to buy an apartment to live in. I've been looking at Executive Towers, as prices seem reasonable. What do you think of the area?
A The current prices in Executive Towers are attractive; the project has interesting facilities, it's well located and has a number of lenders financing it. As it's one of the first residential developments to be handed over in Business Bay, it would be an interesting time to invest since the area is gaining momentum again with the recent launch of the Burj Khalifa. However, it's important to highlight for an end-user that the area still suffers from a lot of construction. Investigate the maintenance fees since this is an important aspect of your budget.
Q We've been looking at properties like Al Waha Villas in Dubailand as an investment. Yet we've read that inland villa projects aren't holding their value as much as those closer to Shaikh Zayed Road. Are there better alternatives?
A When Al Waha Villas was launched, it was sold on the basis that it would be part of the world famous Dubailand. Since the delay on the project, the area is unlikely to have a community feel for a few years to come. With the uncertainty that is circulating regarding the area, if you are looking to invest in 2010, investigating options in more mature areas could make your investment appreciation more secure. Emirates Living villas, for example, are always in demand and I personally would consider this area your first option.
Q I own units in International City and have had difficulty letting them out. Tenants complain about crime and traffic, and I suspect it will only get worse. Is it an option to sell these and buy in Discovery Gardens instead?
A Rental yields in Discovery Gardens are similar to those in International City, so I'm unsure whether it would be worthwhile going through the laborious procedure of exchanging your units, as this process would require additional disbursement of fees like transfer, registration of title deed and so on. In addition, maintenance fees in Discovery Gardens are higher than those in International City, which would require careful planning from your side. Consider lowering your rental expectations; this will ensure you secure some form of income. If you are unsure about the community, rather than moving to a similar area I'd advise you exchange a few of your units for units in a project with a better location, such as Dubai Marina or Jumeirah Lakes Towers. Some units in these areas are generating annual returns of 8-9 per cent.
Q I own an apartment with water views in a good building close to Dubai Marina metro station. With the station opening in April, will apartment values increase? Should I wait till the fourth quarter to sell?
A Location has always been a priority in purchasing. Quality of finishing is also important in the decision process. And Dubai Marina is still very popular with the expat community. Currently, there are investors in the market ready to buy apartments with the above criteria. The fact that your apartment is close to the metro station definitely makes it more attractive.
