Developer says "Rentals at The Square are outperforming the market with 95 per cent occupancy and values at between 30 - 50 per cent above developments in the local area. This results in much higher ROI for our investors," says Mark Phoenix, GM, Omniyat Investments and Management.

However, we feel service fees are on the high side. With all residential units sold out as claimed by the developer, we think this could be an ideal buy-to-let investment. With its landscape gardens and water features— a rare sight to see in Deira — the community is a perfect retreat from the dizzying high-rises and could be a great place to unwind and entertain.

However, readers should note the secondary access road is still not paved and work is still in progress. For those looking for affordable luxury, Sulafa could be an ideal abode, as the homes come with an attractive leasing deal of zero commission, one-month free and payable in six cheques. Also, the rent-to-own scheme gives you an opportunity to upgrade your status from a tenant to an owner. However, animal lovers will be disappointed as pets are not allowed, except for residents with special needs.
