Dubai: Service charges at Jumeirah Beach Residence (JBR) will now vary from building to building. Until now, apartment owners in the 24 residential buildings were charged a standard Dh15.32 per square foot irrespective of their building size, location or the number of retail outlets in them.
JBR’s association board members welcomed the move by developers Dubai Properties Group, but sought clarity on the fee structure. “As long as the common area is not determined — and we do not understand completely which common area belongs to which building — there will always be confusion among residents. For example, we would like to know who owns the plaza level or the JBR walk -- apartment owners, retailers or the developer. Similarly there is no uniformity in fees at Sadaf 4 and 5 buildings though they are identical in terms of size and number of apartments. We are presuming this is because of the difference in the retail components of these buildings. If this is the case, then it can be safely presumed that homeowners are paying for retail outlets in the plaza and JBR Walk. This is not fair,” he said.
Regardless of which building they live in, certain charges apply to all - community fee Dh3.18 per square foot, sinking fund Dh1.25 per square foot and administration charges Dh0.63 per square foot.
Jumeirah Beach Residence consists of 36 towers in total and is developed by Dubai Properties Group (DPG). Taziz Property Management Solutions is the Interim Association Manager for property management services for JBR. Salwan Property Management does mall management in JBR.
